Beach Huts

Currently there are two beach hut locations within the Borough of Gosport, Stokes Bay and Lee-on-Solent. Stokes Bay has 29 rentable huts and Lee-on-Solent has 17 rentable huts. There is also a beach hut available at Stokes Bay on a weekly hire rate for residents with disabilities.

Below gives you all the information on how to apply for a Beach Hut.

Am I Eligible?

You are eligible to rent a Beach Hut if you are a Gosport Borough resident (proof will be requested on application).

How long can I rent a Beach Hut for?

Huts are rented on an annual basis, with two renewals possible for a maximum hire period of three years and re-entry on the waiting lists, for both sites, can be requested after this period.

How much would I pay and when?

Rent is charged annually in advance, payable at the start date. 

The rates effective from 1 January 2024 are £1,210 per annum. These change annually and are published on the GBC Fees and Charges schedule.

There is a concession rate of £915 per annum for senior citizens (over 60) but this is only available on 50% of the huts, so please be aware that this rate may not be available at the time the hut is offered to you. Proof of age will be requested on application. Disabled persons qualify for the concession rate (proof will be required)

Non-domestic business rates are payable by the hirer.  Application for Small Business Rate Relief can be made from the Council website link Small business rate relief (SBRR) - Gosport Borough Council.  All beach huts have a rateable value less than £12,000 so, if you are eligible (e.g., don't pay business rates or get relief elsewhere in the borough already) you will have nothing to pay.

Legal and admin fees are also payable by the hirer as the beginning of the agreement (currently £165), and this reduces to £55 on each of the two renewals if you choose to renew. VAT at standard rate is payable on fees.

There is currently no electricity or water in the huts. Therefore, no extra payment for these services.

The hirer is also liable to re-paint the beach hut once per year.

If a hirer wishes to terminate the agreement they may do so, giving the Council notice in writing, however there is no refund.

You can be placed on the waiting list for both Beach Hut Sites (Stokes Bay and Lee-on-Solent).

I am disabled and would like to rent the beach hut which is available to hire weekly - how can I book it?

Disabled residents can hire a hut at Stokes Bay from late spring bank holiday in May to August bank holiday at a cost of £24.50 per week.  A refundable security key deposit of £5.00 is required. Applications are invited from 1st February each year and applicants may hire up to two weeks but only one week can be guaranteed, so a preference is required.
